Ma mandataire a appelé le patron pour un bien mis en vente le jour même.Ce dernier lui a répondu qu'il privilégiait les hollandais. Que si la maison n'était pas vendue sous 6 semaines, elle pouvait le rappeler. Je me demande si je ne vais pas porter plainte pour discrimination. C'est absolument scandaleux.

Expérience négative: Nous nous sommes portés acquéreurs d’un bien situé rue du cour Vincent à Bligny-Lès-Beaune. Madame Rouxel nous a indiqué connaître très bien le bien et les vendeurs « des amis ». La maison a entièrement été transformée en 2019: changement des fenêtres, ouvertures de Velux, aménagement des combles, réfection de la façade,… Il nous est indiqué qu’un permis de régularisation doit être déposé concernant la dernière transformation soit le changement de destination de la grange en pièce à vivre. Il nous est indiqué que les propriétaires souhaitent vendre très rapidement, nous comprendrons pourquoi par la suite… Nous indiquons que notre offre vaut exclusivement pour une maison en règle avec l’urbanisme, soit pour un permis définitif et sa conformité avérée, soit une signature plus tardive que celle souhaitée par les vendeurs. Notre offre a été acceptée. A savoir un permis de construire ou une déclaration préalable doit être déposé avant la réalisation de travaux visant notamment l’aspect extérieur car un refus peut-être délivré, des contraintes peuvent être imposées notamment par les Architectes des Bâtiments de France la maison étant située dans un secteur classé, voir un riverain peut s’opposer à la réalisation des travaux et si changement de la surface, la fiscalité change. Au compromis est joint le PC de régularisation et 3 demandes anciennes que nous découvrons via des dossiers très incomplets. Nous comprenons que des travaux ont été réalisés sans respecter les demandes de la commune et que pour passer la vente de fausses déclarations de conformité ont été déposées par les propriétaires. Nous demandons des explications et le permis qui aurait dû être déposé avant la rénovation globale de la maison en 2019 celui-ci ne nous ayant pas été transmis. La réponse faite est: « il n’y a pas eu de demande pour la transformation de toute la maison, pour les demandes faites, les procédures n’ont pas respecté, les travaux ne sont pas conformes à la réglementation et ne respectent pas les prescriptions, il n’y a pas possibilité de régulariser après coup car trop de sujets, vous posez trop de questions, nous cassons votre offre. » A noter qu’il nous avait été interdit par écrit de nous rapprocher de la Mairie. A savoir que les acquéreurs portent la responsabilité des travaux réalisés par leurs prédécesseurs à charge pour eux de se mettre en conformité, à leur frais, avec la réglementation, point bien précisé au compromis. Sans insistance, nous n’aurions pas été informé des nombreux vis, là l’agence est en faute. Le prix entendu pour ce bien était de 700 000€… cher payé au vu des problèmes à venir. Nous conservons toutes les preuves de ce que nous avançons. L’annonce a été retirée depuis de leur site. Nous nous rapprochons de la CCI et de la SNPI pour faire un signalement.

Auch unter Berücksichtigung, dass dieses Objekt bereits schon mal vor Jahren vermittelt worden war, waren die Kenntnisse des Hauses, der Lagen mit Nachbarn sehr hilfreich. Durch die Sprachkenntnisse (engl./franz.) und eine klare Priorisierung der jeweiligen Punkte im Kaufprozess ermöglichten uns mit dem Verkäufer rasch -mit einen guten Geschick im Gespräch durch den Makler- einen zweisprachigen Vorvertrag auf elektronischen Weg abzuschließen. Somit konnten wir die Anreise aus dem Ausland minimieren und viele Einzelpunkte per email zeitnah abhandeln. Zusätzliche Hilfestellung durch Kontakte und gute lokale Ortskenntnisse, bei Strom/ Wasser/ Telefon/ Versicherungsverträge als nicht französischer Muttersprachler ermöglichte uns von der Erstbesichtigung bis Notartermin in 3 Monaten unseren Ferienhauswunsch zu erfüllen. Diese tolle Begleitung und Zusammenarbeit hat uns immer viel Spaß gemacht und wir wurden immer sehr gut betreut, sodass wir diesem großen Schritt zu einem Ferienhaus mit Erfolg und zufrieden abschließen konnten. Selling up after 15 years of joy in the French countryside was going to be a wrench. However, Benjamin was relaxed and professional and over the course of the sale, became our mentor and a sage! The pandemic struck but he carried on, notifying buyers, using the time to let them digest online information. As soon as the first lockdown ended, he was showing clients our property, found a buyer and guided us all through the whole process between 3 countries and in three languages. Never once did he appear to be anything but calm and always anticipating the next hurdle. The sale went through. We were allowed to leave the UK to fill our removal wagons. Benjamin had nursed us through all the tests and paperwork and then, when we were exhausted, he found local gems! Folk to help us with removal of rubbish and so all manner of house cleaning dramas were simply dissolved! Finally, he stood as an intermediary with the Notaire and supported us with sale process, the transfer of Euros etc. We simply can not fault Benjamin's knowledge of his profession nor his down to earth common sense when it comes to keeping things on track. Expérience fantastique: Benjamin heeft ons uitstekend begeleid bij het creëren van een nieuwe woonplek voor mijn vader, Na het overlijden van onze moeder wilde mijn vader in de Bourgogne blijven wonen maar kleiner en overzichtelijker, het grote domein waarop ze verbleven is met behulp en adviezen van Benjamin opgesplitst in twee cadestrale percelen. op elk perceel staat een woning, mijn vader woont nu in het kleinere huis terwijl het grote huis is verkocht door Benjamin. Expérience fantastique: We recently completed the purchase of a house in Burgundy with Burgundy4u, we dealt with Benjamin Haas and Caroline Rouxel. Benjamin set up a weekend of viewing properties and meeting his team at different locations, this is a great idea and we appreciated the effort put in to setting this up for us. We eventually decided on a lovely house which was the last one we viewed. Caroline Rouxel was our dedicated agent and she helped us with the pre sale arrangements, she accompanied us at the signing with the notaire (and even paid for the car parking in Chalon!) and was essential with the post sale arrangements of transferring utilites ect.
